Quick answer: Our published Sydney guide allows $3,500–$7,000 for a typical two-bedroom apartment interior repaint. It is a budgeting range, not a fixed quote. The rooms, surfaces, repairs and access included matter more than the bedroom count alone.

Our local service: This guide is for apartment owners in Sydney’s Eastern Suburbs. Please check our listed service areas before enquiring about another suburb.

How much does it cost to paint a two-bedroom apartment?

A two-bedroom unit can mean a compact floor plan with plain walls, or a larger apartment with high ceilings, several doors and detailed trim. Those are different jobs even when the property listing uses the same bedroom count. Start with the published Sydney painting cost guide, then ask for a written scope for your actual apartment.

For a studio, one-bedroom or three-bedroom apartment, we quote the actual work rather than multiplying the two-bedroom range. A small apartment with extensive repairs can take more preparation than a larger, sound interior. Confirm the total payable, including any applicable GST, in your written quote.

Is the quote for walls only, or a complete interior repaint?

A low headline price is difficult to compare until the surfaces are listed. “Paint the apartment” can mean walls only, while another quote includes ceilings, doors, frames and skirting. Use this checklist when requesting prices.

Part of the jobAsk the painter to specify
Walls and ceilingsRooms included, ceiling heights, colours and finishes
Doors and trimDoor faces, frames, skirting, windows and wardrobe surfaces
PreparationCleaning, repairs, stain treatment and primer where needed
Protection and accessFurniture, flooring, stairs or lift, parking and work hours
CompletionTouch-ups, cleanup, walkthrough and written exclusions

Balconies, kitchen cabinetry and common areas should be discussed separately. Do not assume they are included because they sit beside the rooms being painted.

What makes an apartment painting quote change?

Inspect the surfaces before deciding on the scope. Loose paint, cracks, water staining and damaged trim need different preparation from sound painted walls. Active leaks or recurring damp need their cause resolved; a fresh coat is not a repair for the source of moisture.

Furniture and access also change how the job can be organised. An empty apartment with clear access is different from a furnished home where the team must protect belongings and work in stages. Ask how those arrangements affect the price instead of assuming an occupied-apartment surcharge or a guaranteed empty-property discount.

Our surface preparation page explains the work behind the finish. Compare painting quotes against the same surface list, repairs and products.

How long will the repaint take, and can I stay home?

Ask for a proposed sequence as well as start and completion dates. Repairs, drying between coats, rooms in use and building access all influence the schedule. There is no reliable completion time based only on bedroom count.

If you plan to stay, discuss sleeping areas, clear walkways, ventilation and when each room can be used again. Follow the chosen product’s directions and the painter’s advice about re-entry and curing. Our guide to living at home during painting covers the practical planning.

Do I need strata approval to paint inside my apartment?

NSW Government guidance lists interior painting as cosmetic work that generally does not need approval when it does not affect the structure, exterior or waterproofing. Check your scheme’s by-laws and confirm any work involving common property or exterior-facing surfaces with the strata manager. Tenants should seek the landlord’s permission. See the NSW strata renovation guidance for the distinctions.

Separately, agree on practical access: lift bookings, protection of common areas, permitted work hours and where materials can be carried or stored.

What should I send when asking for a quote?

Tell us the suburb, bedroom count, approximate layout, whether the apartment is occupied, and the surfaces you want included. Mention known repairs, ceiling height, access and your preferred timing. A floor plan and photographs can help the initial conversation; Neil can explain how to provide them when you get in touch.

We arrange a free painting quote for the agreed work. Colour advice is included with a Proview painting project; see how colour planning works.

Frequently asked questions

Does the $3,500–$7,000 guide cover every two-bedroom apartment?

No. It is the broad two-bedroom interior range in our published Sydney cost guide. Your written quote depends on the actual surfaces, condition, repairs, products and access.

Is it cheaper to paint walls only?

A smaller scope can cost less, but compare the written inclusions. Ceilings, doors and trim are separate surfaces, and leaving worn adjoining finishes can affect the overall result.

Can you price an apartment from its floor area alone?

Floor area helps describe the size, but it does not show ceiling height, door count, repairs or access. Those details need to be assessed for an itemised quote.
