Our local service: This guide is for apartment owners in Bondi in Sydney’s Eastern Suburbs. Please check our listed service areas before enquiring about another suburb.

Why can two similar-sized apartments cost different amounts?
A simple room with sound walls is different from one with a decorative cornice, several doorways and layers of older paint on the trim. Counting bedrooms misses those details. For an older Bondi apartment, walk through the surfaces with the painter rather than relying on the floor plan alone.
Make clear whether you want the existing character retained, a change of wall colour or a more complete refresh of doors and skirting. Those choices affect the scope, product selection and time spent on each area.
Does the price include fixing cracks?
Ask which cracks have been assessed and what repair is proposed. Minor surface filling is different from extensive damaged plaster or a recurring movement problem. A painting quote should say what preparation it covers and flag work that needs another assessment before decorating can proceed.
Do not assume “full preparation” means rebuilding every damaged surface. Ask the painter to identify the repairs in writing. Our preparation process explains how cleaning, sanding, patching and priming fit into the repaint.
Should the cornices, doors and skirting be included?
Look at them beside your proposed wall colour. Fresh walls can make yellowed trim or a marked ceiling more noticeable. If the budget needs to be staged, ask for the surfaces to be priced separately so you can make that choice with the full picture.
For detailed trim, specify the parts: door faces and edges, frames, skirting, picture rails and window components. If older coatings need investigation before disturbance, have that addressed in the preparation plan. Do not reduce a detailed apartment to a generic per-room allowance.
What if I want to change from a dark colour to a light one?
Show the painter the existing colour and the finish you want. The appropriate system depends on the surface and selected products; do not assume every colour change will be covered by the same coat allowance. Test the proposed colour in the room before approving it.
For period interiors, our Bondi Art Deco painting guide covers the wider design and preparation considerations. This cost guide focuses on defining the work. See painting services in Bondi or the apartment pricing checklist when preparing your enquiry.
Frequently asked questions
Are decorative ceilings included in a standard room price?
Ask for them to be listed. The amount of detail, condition and preparation can differ considerably from a plain ceiling.
Will filling a crack stop it coming back?
That depends on its cause. A surface repair is not a guarantee against ongoing movement or moisture. Have recurring cracks assessed before deciding on the painting scope.
Can I keep the existing trim colour and repaint the walls?
Yes, if that is the agreed scope. Check a wall-colour sample beside the existing trim first so you are comfortable with the combination.
