Our local service: This guide is for property owners and strata committees in Sydney’s Eastern Suburbs. Please check our listed service areas before enquiring about another suburb.

Before conceptAfter conceptWhat does the exterior price range actually cover?
The range comes from our published house painting cost guide. A front-facade refresh is not the same scope as every elevation, eaves, windows and doors. Large or complex properties can exceed the guide. An inspection and a written list of inclusions are needed for your home.
Rather than applying a price per bedroom, list the areas you want painted. Include walls, fascia boards, eaves, timber trim, posts, balustrades and doors where relevant. Identify anything you want left untouched, such as unpainted brick or stone.
Why do access and scaffolding change the price?
Two houses with similar wall areas can have very different access. Sloping ground, narrow side passages, an upper-storey gable and planting close to the wall all influence how the work can be reached. Equipment, setup and the time involved should be allowed for in the quote.
Ask whether access equipment is included and what happens if the scope changes. Our Drummoyne exterior repaint is a real example of a tall facade with timber details; it is not a priced example for the range above.
Which preparation items should I compare?
| Item | What to clarify |
|---|---|
| Existing coating | Which areas are sound, peeling or need more extensive preparation? |
| Timber and joints | Are repairs included, excluded or quoted after assessment? |
| Access | Does the price include the equipment needed for upper levels? |
| Coating system | Which primer and finish are specified for each surface? |
| Protection | How will windows, paths, landscaping and neighbouring areas be protected? |
Preparation should describe the work, not simply say “prepare as required”. For paint already lifting, read our peeling and bubbling paint guide.
Does choosing a new colour cost more?
A colour change can affect coverage and the work needed for a consistent finish. Different substrates may need different products even when they share a colour. Ask whether sample colours and any extra work associated with the change are included.
Detail also matters. Many small timber sections, window panes or decorative rails take more time than a plain wall. The window and door guide helps define those inclusions.
How do I compare quotes and set a sensible budget?
Give each painter the same brief and compare the surfaces, preparation, products, access, exclusions and tax treatment. Ask how unexpected repair work will be priced and approved. A lower total is only meaningful when it buys the same work.
If you need to stage the project, ask which elevations or surfaces can be completed as a coherent stage. Do not assume that splitting a project will reduce the overall cost: repeated setup can affect the total. Our quote comparison guide covers the next steps.
For a local quote, send your suburb, photographs of each elevation and your preferred timing. We work within our listed service areas; this guide does not indicate Sydney-wide availability.
Frequently asked questions
Is $8,000–$25,000+ a fixed exterior painting price?
No. It is the broad range in our existing guide. Your surfaces, condition, access and inclusions need to be assessed before a written quote.
Is scaffolding included in the quote?
Ask for the necessary access equipment to be expressly included or identified as an exclusion. Do not assume it is covered by every quote.
Can you quote from photos alone?
Photos help establish the scope, but an inspection is needed to assess preparation, access and any repair issues for an accurate quote.
