Commercial painting in Botany

Quick answer: Commercial painting in Botany is industrial work: warehouse and factory-unit repaints, the steel and roller doors that come with them, epoxy floors and line marking, and the small office or trade counter built onto the front of the shed. Most of the enquiries out of this belt are make good and end of lease, so the program is worked back from the handback date and run outside operating hours where the business has to keep trading. Neil walks the site before a number is written, and the quote comes back itemised with the system and number of coats named against each surface.

Botany sits in the light-industrial belt our commercial and strata painting page calls warehouse, factory, workshop and distribution-centre country - the run of suburbs through Alexandria, Mascot, Rosebery, Botany and Matraville - and it is where most of our make good and end-of-lease enquiries come from. That shapes the work: interior and exterior repaints for industrial units and distribution centres, roller doors and structural steel, epoxy floor coatings and line marking, and the attached office or trade counter that the staff and the customers actually see.

The shed usually has to keep operating while we are in it, so the program is set around your hours from quote stage - including after-hours and weekend scheduling - rather than argued about once the drop sheets are down. Every commercial quote carries the full compliance pack: NSW painter licence 254277C, certificates of currency for public liability and workers compensation, a site-specific SWMS, and product data sheets for every system named. ABN 48 380 838 464, Dulux Accredited, 5-year written workmanship guarantee.

What a commercial repaint looks like in the Botany industrial belt

A warehouse is not a big office. The surfaces are taller, harder and dirtier, half of them are steel, and the floor is part of the job. These are the five pieces we are asked to price here.

Warehouse and factory unit interiors

Interior repaints for workplaces, industrial units and distribution centres: the full height of the internal walls, the dado, ceilings and the partitioned areas inside the shed. Preparation is a named line rather than an assumption - repairs, filling, sanding, washing down where it is needed and priming before any colour. At the Northmead warehouse the walls came up heavily worn, were fully prepared and filled, then given two coats in a two-tone white and grey with the dado and the roller doors in the same scope. A warehouse interior is guided from around $15,000, and floors, line marking and access move that number more than the floor area does.

Roller doors, steel and the exterior of the shed

Roller doors, structural panels, fascia, bollards and handrails are what date a unit from the street, and they are a different job to a plasterboard wall. Rust is taken back to sound metal and primed before the topcoat rather than glossed over while it is still active. Across the L&H Electrical branches in NSW and the ACT the exteriors were fully prepared and primed, then the corporate blue went on fascia, walls, roller doors and structural panels in Dulux Exterior Weathershield, with the steelwork and bollards in Metalshield enamel.

Epoxy floors and line marking

Where a lease or an operation calls for it, the concrete is part of the same job instead of a second trade you have to chase. The Northmead floor was coated throughout in a full Dulux Luxafloor epoxy system alongside the wall repaint. Line marking is the other half of it - on the common property we repainted for a strata block in Mosman the car park floor was coated and the numbered spaces marked out again after the concrete was pressure washed back to clean aggregate, which is the same sequence a loading area or a marked walkway needs.

The office and trade counter on the front

Nearly every unit here has a bit of retail or admin bolted to the front of it, and that is an interior job measured in doorways, partitions and trim rather than open wall. Walls and ceilings, doors and frames, joinery, skirting and architraves, with the right sheen where the traffic is, and low-odour Dulux systems specified where people are sitting in the room while we work. A small office or shop interior is guided at $4,000-$15,000; priced in the same quote as the shed, it is one program and one contact rather than two. Where it is a counter or showroom being rebranded, the new signage is coordinated with our signage partner so it goes onto a finished wall - the way the exterior repaint at Fantastic Furniture in Burwood was run.

Make good, end of lease, and re-letting a vacant unit

When a commercial lease ends the tenant owes the premises back in the condition they took them, and paint is usually the biggest line in the make good. Walls, ceilings, doors and frames go back to the condition-report standard, with line marking and epoxy floors where the lease calls for them, worked back from your lease-end date so the keys go back on time. Every area is photographed and dated at handover and the record goes to you, so nobody is arguing from memory. Agents and landlords get the other end of the same job: a vacant unit, office or trade counter repainted in hard-wearing re-let whites so it shows well.

What every Botany commercial quote includes
A free written quote Neil has walked first - the shed, the steel, the floor and the office out the front, itemised surface by surface
The product system and the number of coats named against each surface, with preparation written as its own line
The floor priced as its own itemised line where an epoxy coating or line marking is in scope
The compliance pack: NSW licence 254277C, certificates of currency for public liability and workers compensation, and a site-specific SWMS written for your building rather than photocopied from the last job
Product data sheets for every system specified, sent with the quote instead of chased after the job starts
After-hours or weekend work written into the program and priced there, so there is no surprise loading later
A dated photo record of every area on a make good, and a 5-year written workmanship guarantee from a Dulux Accredited business

How we quote and schedule a Botany job

01

Free quote, in writing

Call Neil on 0416 070 326 or send the site details through the form. He walks the unit himself - wall heights, the state of the steel, what the floor needs and how a truck or a forklift is going to get past us - and prices what he sees. The quote is free, itemised and comes back with the compliance documents already attached.

02

Scope and scheduling

We settle what is in and what is out - shed only, shed plus the office, floor coating and marking, signage - and then set the working window. Operating hours, night shifts and weekends are agreed and costed at this point, and on a handback the whole program is built backwards from the lease-end date.

03

Prep and paint

Surfaces are prepared for what they actually are: repairs, filling and priming on the walls, washing down where fallout and salt have settled on an exterior, rust cut back to sound metal on steel before enamel. Then the premium Dulux system named in the quote, with epoxy floor coating and line marking where they are in scope. The site is left clean at the end of each shift, not at the end of the job.

04

Clean handover

Full site clean, then a walk-through and sign-off together. You get colour codes and product records for the building file, the dated photo record of every area where it is a make good, and our 5-year written workmanship guarantee in writing.

The full scope - make good and end of lease, epoxy floors and line marking, signage and multi-site rebrands - is set out on our commercial and strata painting page. If the building is strata rather than industrial, strata painters Sydney covers common property, the compliance pack and committee-ready quotes. Getting a few numbers together first? How to compare painting quotes covers what to insist on before you sign. There is no house painting page for Botany itself - the nearest one is house painting in Matraville.

Commercial painting in Botany — common questions

Are you licensed and insured for industrial and commercial work?

Yes. NSW painter licence 254277C and ABN 48 380 838 464, with certificates of currency for public liability and workers compensation available on request for everyone who sets foot on the site. Each job gets a site-specific safe work method statement written for that building, plus product data sheets for every system specified, and all of it goes out with the quote rather than being chased later. We are Dulux Accredited and every commercial job carries a 5-year written workmanship guarantee.

Can you work outside our operating hours?

Yes. Most of what we do commercially is painted outside trading hours or on weekends so the business keeps running, and the program is planned and priced that way from the quote rather than loaded on afterwards. Area by area, you know which part of the site is affected and when.

What is a make good or end-of-lease repaint?

It is the repaint a tenant owes the landlord at the end of a commercial lease: walls, ceilings, doors and frames back to the condition-report standard, usually with line marking and epoxy floors where the lease calls for them. We work to the lease-end date and hand over a dated photo record of every area so the bond conversation is short. The Northmead warehouse handback is a typical one - heavily worn walls prepared, filled and given two coats, and the whole concrete floor coated in a Dulux Luxafloor epoxy system.

How do you quote a commercial job?

Neil walks the site and writes the quote himself, itemised area by area, with the product system and number of coats named against each surface and preparation spelled out. Access and after-hours work move the number more than the size of the building does, which is why nothing is priced off a floor plan. Quotes are free and there is no obligation.

Do you paint warehouses and factory units in Botany?

Yes - industrial and distribution work is one of the things we cover: warehouses, factories, workshops and distribution centres, inside and out. That means the full height of the internal walls, the dado, roller doors, structural panels, steelwork and bollards, and the epoxy floor and line marking where they are called for. The attached office or trade counter is priced in the same quote so it is one job, not two.

Does the air around Port Botany affect how long an exterior lasts?

It is the reason washing down and priming matter as much here as they do on a beachfront facade. On our Matraville page we make the same point about that area: it cops it from two directions, salt drift off the coast and industrial fallout from the Port Botany side. So every exterior starts with a wash before a scraper or a brush touches it, and coastal-rated Dulux exterior systems go on at the correct film build.

We are handing a Botany unit back at the end of the lease - can you hit the date?

That is the job we are asked for most often out of this belt. We work back from your lease-end date, put walls, ceilings, doors and frames to the condition-report standard, and include the roller doors, the office partition areas and the floor where the lease requires them. You get a dated photo record of every area for the bond. We also quote the other side of it for agents and landlords - clean re-let whites on a vacant unit in Botany or Banksmeadow so it shows well to the next tenant.
