What painting in Bronte actually involves

Bronte is a small suburb that behaves like three different ones once you are holding a brush. Where your house sits between the beach and the ridge changes the prep, the coating system and how often you will be doing this again. After 20+ years painting across the Eastern Suburbs, this is how we scope a Bronte job before quoting a number.

The three exposure bands

The beachfront streets — the blocks looking straight down over Bronte Beach and the ocean pool — take direct salt-laden wind. Salt settles on every surface, and painting over it is the single most common cause of a coastal repaint failing early. These homes need a thorough wash-down before anything else, and realistically an exterior repaint every 5–7 years.

The gully — the sheltered pocket running back along Bronte Gully behind the park — is a different problem. Less salt, but far less sun and airflow, so mould and damp on south-facing walls, eaves and fence lines is the recurring issue. Here the money goes into mould treatment and the right primer, not heavy-duty coastal topcoats. Expect 8–10 years.

The ridge and back streets — up toward Macpherson Street and the Charing Cross end — sit far enough back that they behave like normal inner-Sydney exteriors. UV is still the main enemy on north and west elevations, but salt is a minor factor. 8–10 years, sometimes longer.

Access is a real cost here, not a footnote

Bronte’s streets fall steeply toward the beach, and a lot of houses are narrow-frontage semis and terraces with a shared boundary on both sides and no side access worth the name. Practically, that means scaffold rather than ladders on most two-storey exteriors, and sometimes a permit for anything encroaching on the footpath. Scaffold can be a fifth to a third of an exterior job’s cost.
